Sod, Aeration & Renovation in East Texas

Some lawns are past what fertilizer can fix. Years of compacted clay, too much shade, drought stress, or a contractor who scraped the topsoil away leave grass that is thin no matter how much you water it. Mora Property Service renovates lawns across East Texas: aerating what can be saved, rebuilding what cannot, and installing sod that gets established right the first time.

If your lawn has more dirt than grass, call 903-279-1868 and let us look at it.

Core aeration and dethatching

Compaction is the quiet killer of East Texas lawns. Heavy clay soils pack down under foot traffic, mowers, and the rain itself, and once they do, water and fertilizer sit on top instead of reaching roots. Core aeration pulls plugs out of the soil and opens it back up. Roots go deeper, water soaks in, and fertilizer starts working again.

Dethatching removes the layer of dead stems and debris that builds up in St. Augustine and Bermuda lawns. When that layer gets thick, water cannot reach the soil and mowing scalp cuts through the canopy. Aeration and dethatching are the cheapest way to bring a stressed lawn back.

Topdressing

Topdressing spreads a thin layer of sand or compost over the lawn to level low spots, improve soil structure, and give Bermuda a surface to run across. For lawns that are uneven after settling or drainage work, it is the fix that makes everything else look right.

Sod installation

When renovation means starting over, we install sod. The work behind the sod matters more than the sod itself: old turf removed, grade corrected so water drains away from the house, soil amended, and the right variety chosen for the light and use of the area.

Bermuda for full sun and heavy traffic. St. Augustine for shade and a softer feel. Zoysia where a tighter, denser carpet is wanted. We install in the windows when grass can actually root — spring and early fall — and set up the watering plan that gets new sod through its first month.

Full lawn renovation

Some properties need the full sequence: kill off what is there, re-grade, amend the soil, install fresh turf, and build a maintenance program to keep it. This is the route for lawns that have been neglected for years, for new construction where the builder left dirt and weeds, and for properties changing hands.

We quote renovation as a project with clear stages, and we stay with the property through establishment so the investment holds.

Commercial applications

Commercial properties renovate too. Worn turf at entry islands, dead strips along drive lanes, damage from utility work, and failed lawns at rental properties all get the same treatment at commercial scale. Renovation work can be scheduled alongside your commercial grounds contract so the property never sits half-done.

Timing

In East Texas, the two windows that matter are spring and early fall. Sod laid in those windows roots before the stress seasons hit. Aeration can run almost any time the lawn is actively growing. If you are planning renovation, get on the schedule early — those windows fill up.
