Lake-lot lawns fail in their own way. Weekend places and rentals add neglect into the mix: lawns that go unwatered between visits, traffic concentrated on the same paths to the dock, and tree shade that keeps some zones wet and thin while the water side bakes. The local failure mode is the bank-side lawn that never establishes: sod laid on unprepared clay, watered for a week, then left alone, ending up as patchy islands with exposed soil washing into the lake at the first big rain. The answer is mechanical: break the compaction, fix the grade, and renovate or re-sod with bank conditions in mind.

Core aeration and compaction relief

Core aeration pulls plugs of soil out of the lawn so air, water, and nutrients get to the root zone. On lake-lot clay, it is the reset that keeps a lawn functioning, especially in the traffic zones: paths to the dock, the boathouse apron, and around fire pits and outdoor seating. We aerate on a schedule matched to soil condition and use, then follow severe cases with topdressing or organic amendments to rebuild structure.

Sod installation

New sod is only as good as what is under it. We prepare the base first: clearing, grading for drainage away from structures and toward safe areas, correcting low spots, and amending soil so roots establish instead of sitting on hardpan.
